18 new condominiums in Downtown Worcester are now available for purchase on a first-come, first-served basis.
The development at 22 Elm Street includes 5 single-bedroom units priced at $220,056, 11 2-bedroom units priced at $237,705, and 2 3-bedroom units priced at $263,414. Estimated monthly condo fees range from $225 for one-bedroom units to $375 for three-bedroom units. Parking will be available for an additional monthly charge.
The units are expected to be completed in June.
Prospective buyers must first complete an online income and asset eligibility application, which is available here. There is no deadline to apply, and applications are being reviewed as they are received.

Property tours have begun, but officials emphasized that the building remains an active construction site and visitors must follow strict safety requirements. Individuals must complete a tour form before visiting, limit attendance to no more than 2 people, and wear closed-toe footwear. Visitors are instructed to wait at the Pearl Street entrance next to the parking garage until greeted by a representative.
Tours can be scheduled online here. Applicants must submit their eligibility application before being invited to tour the property.
As part of the purchasing process, applicants will also need to provide a pre-approval or pre-qualification letter from a lender. A list of lenders familiar with first-time homebuyer mortgage products is available here.
