WORCESTER — A new apartment building in Downtown Worcester is now leasing units, with rents climbing as high as $3,700 per month for a 2-bedroom apartment.
The new complex, Residences at Madison, is located at 5 Madison St., between Main and Southbridge streets in Downtown Worcester. Listings for the apartments recently appeared on Realtor.com.
The listing includes 14 apartments for rent: 2 studio apartments, 8 single-bedroom apartments and 4 2-bedroom apartments.
The studio apartments average 467 square feet and are listed for $1,775 and $1,800 per month. 1-bedroom apartments range from 572 square feet to 875 square feet and rent from $1,900 to $2,885 per month. 2-bedroom units range from 993 square feet to 1,156 square feet and are priced between $3,140 and $3,700 monthly.
All prices are based on 12-month leases. The leasing page also advertises a month of free rent for tenants who move in before June 1st.
The listings come after an April article in Worcester Business Journal that reported that rents in the city have declined for 2 straight quarters for the first time since 2010.
According to the Realtor.com listing for the Residences at Madison, amenities include 24-hour availability, a deck, elevator access, laminate flooring, electric heat, online maintenance and rent payment portals, on-site management and city views. Dogs and cats are also allowed.
The property description calls the building “Worcester’s newest destination for contemporary apartment living” and says the project was designed to offer “the perfect balance of style, comfort, and convenience.”
The project marks the third Worcester development tied to Watertown-based SMC Management. According to a July 2025 article by the Worcester Business Journal, the company is also developing the 216-unit Poet Hill Place apartments on Hemans Street and plans to build another 185 apartments in the Canal District after purchasing a parcel there for $5.3 million.
