The first drawing of the building that is proposed to replace the historic structure that houses the popular Brattle Stop market and pizza shop has been made public.
The drawing shows a building with 6,330 square feet of space that will house the existing businesses with residential units above. It was recently published on the City of Worcester website along with other documents that are part of the application to build.
Fotini and Konstantinos Angelis, who’ve owned the property since 1985, have been working to replace the current building since 2020. In February 2020, they received a building demolition waiver to tear down the building, which is listed on the registry of historic buildings.
The property, also known as the Lora B. Hoit House, was built in 1875.
"The Hoit Cottage is one of Worcester's better preserved Second Empire style cottages, although much of the decorative detailing of the dormers is derived from Victorian Gothic architecture," the historic listing readers. "A one-store stroefront (sic) has been added to the building at basement level on the structure's south side, which, because of its low height and flat roof, has not altered the appearance of the house.”
According to the Proposed Definitive Site Plan, "The Angelis’ propose to demolish the existing building and construct a new structure, with 6,330 s.f. footprint, on the property in order to continue the existing business and residential uses in a modern structure. ... The new structure is proposed to be constructed while the existing businesses remain in operation in order to minimize the time between demolition of the existing structure and occupancy of the new structure."
The proposed building would be built at the back of the existing lot (above), allowing the original building to remain open during construction.
The Planning Board will next meet on December 21st.
